Real Estate has good and bad business models. Indexes don't get that. We start by asking what real estate we would love to own and what teams do we want to partner with.

Stock Selection

Then we invest in sector leaders with unfair advantages (tenant pricing power) and low ongoing capital needs

Monitor & Rebalance

If the facts change we adjust accordingly. If not, we're happy to hold compounding machines indefinitely.
